Questions people ask about Franklin
Franklin's answer starts downtown. Main Street is a preserved nineteenth-century square with a working theater, independent shops and restaurants, and it is genuinely walkable on a Saturday — which is rare in this region. The Civil War history is right there with it: the Carter House and Carnton are inside the city, not out at an interpretive center somewhere.
Beyond the square, Franklin is the Williamson County seat and it is large. Harlinsdale Farm is the city park that hosts the Pilgrimage Music and Cultural Festival; Westhaven, on the west side, is a master-planned community with its own village center. It is a fit for people who want a real downtown. It is not a quiet-corner town, and traffic on Mack Hatcher and Murfreesboro Road is part of the deal.
For a newcomer: Franklin is its own city, about 21 miles south of downtown Nashville on Interstate 65, and it is the county seat of Williamson County. Cool Springs — the office and retail district people mention constantly — is the northern end of Franklin, not a separate town, which confuses almost every out-of-state buyer at first.
The practical point is that Franklin is several markets stacked in one municipal boundary: historic downtown, the Cool Springs corridor, master-planned Westhaven on the west, and newer neighborhoods like Berry Farms and Ladd Park on the south. They price and live differently from each other. Decide which Franklin you are shopping before you decide on Franklin.
About 25 to 35 minutes to downtown Nashville on I-65, and that is a fair off-peak number. The complication is that Franklin is long north to south: from Cool Springs you are already most of the way there, and from the south end of the city you are adding real time before you even reach the interstate.
Northbound I-65 in the morning is the region's heaviest flow. Hillsboro Road and Franklin Road are the surface routes locals fall back to. If your work is in Cool Springs, Brentwood or Berry Farms, the commute conversation mostly disappears — a large share of Williamson County works inside Williamson County.
Yes, and quite a lot of it, concentrated on the west and south sides rather than near the historic square. Westhaven, Berry Farms and Ladd Park are the master-planned community names that come up most. On the commercial side, Ovation and Aureum at Cool Springs are the projects reshaping that end of the city.
One thing worth saying plainly: a builder's on-site agent represents the builder. Having your own agent walk the first visit with you — before you sign a registration card — is the whole ballgame on a new build, and it is little or no cost to you; how it is paid is settled per offer, in writing.

Zoning is set by address, not by subdivision name, so the district's own school-locator tool is the only answer that holds for the specific house you're looking at. What's changing in Franklin
Updated July 2026The southeast corner of Cool Springs, where McEwen Drive meets Carothers Parkway, is being built out as two adjacent mixed-use districts — the long-planned Ovation and the under-construction $500M Aureum — forming the largest development node in Franklin.
The dominant development story in Franklin is the Cool Springs node where McEwen Drive meets Carothers Parkway, on the city's east side. Two adjacent mixed-use projects anchor it. The larger is Ovation, a roughly 145-acre master-planned district and the largest planned mixed-use project in Williamson County. Highwoods Properties completed a buyout of the remaining development land at Ovation in October 2021 (the final ~77 acres for about $57.8 million) and now owns the full site; it develops the office component and already owns the Mars Petcare headquarters located there. In November 2022, Highwoods selected Toro Development Co. and Ignite Realty Partners to co-develop a roughly 60-acre portion as a walkable village of shops, restaurants, apartments and lodging.
As of the most recent local reporting (July 2025), Ovation had not yet begun vertical construction and was still moving through the City of Franklin's approval process, with the developer hoping to break ground in 2026. Plans describe offices, several hundred residential units, retail, hotels, trails and gathering spaces. Because the master plan has been revised over the years, prospective buyers should confirm the current scope, tenant lineup and construction status directly with the developers.
Immediately adjacent is Aureum, a separate 22-acre, roughly $500 million mixed-use development by a joint venture of Nashville-based Chartwell Hospitality and SouthStar. Chartwell and SouthStar broke ground on Aureum on April 25, 2023. Plans call for residences, shops, restaurants, entertainment venues, offices, two hotels, and about five acres of parks and trails, built in phases, anchored by a 12-story signature building. The first residential phase, Thatcher at Aureum, is a five-story, 296-unit Class A apartment community at 6001 Ovation Parkway being built by San Antonio-based EMBREY; EMBREY closed construction financing on September 29, 2025 and began building, with first occupancies anticipated in the third quarter of 2027. In January 2026, EMBREY closed on land for two additional phases — Phases II and III — buying two adjacent three-acre sites from SouthStar for a combined 604 apartment homes, its fifth and sixth multifamily developments in Franklin; no construction start date has been announced for these phases.
These projects sit alongside Franklin's other established mixed-use centers. Berry Farms, a roughly 600-acre Boyle Investment Company community at the I-65/Peytonsville Road interchange on the city's south side, continues to build out; its Town Center phase added 331 residences and roughly 27,000 square feet of ground-floor retail across nine buildings. Separately, The Factory at Franklin — a ten-building former 1929 Allen Manufacturing complex near downtown — was purchased by Holladay Properties for $56 million in October 2021 and has undergone a phased adaptive-reuse renovation (including its Grand Hall, with construction beginning June 2022) that has brought new food, retail and office tenants.
For relocating households, this corridor matters because it concentrates new apartments, for-sale residences, offices, hotels, retail and public green space at a single Cool Springs interchange. The figures and timelines above come from city approvals, developer announcements and local reporting; phasing on large projects like Ovation and Aureum can shift, so prospective buyers should confirm current construction status and delivery dates directly with the developers.
Franklin added restaurants, bakeries, and retail across downtown Main Street, The Factory at Franklin, McEwen Northside, Berry Farms, and the Cool Springs corridor through 2025 and 2026, including several first-to-Tennessee concepts. More openings are announced for the Canteen on Carothers and McEwen Northside developments.

Main Street is a preserved nineteenth-century square with a working theater, independent shops and restaurants, and it is genuinely walkable on a Saturday — which is rare in this region. The Civil War history is right there with it: the Carter House and Carnton are inside the city, not out at an interpretive center somewhere. Beyond the square, Franklin is the Williamson County seat and it is large. Harlinsdale Farm is the city park that hosts the Pilgrimage Music and Cultural Festival; Westhaven, on the west side, is a master-planned community with its own village center. It is a fit for people who want a real downtown. It is not a quiet-corner town, and traffic on Mack Hatcher and Murfreesboro Road is part of the deal.
For a newcomer: Franklin is its own city, about 21 miles south of downtown Nashville on Interstate 65, and it is the county seat of Williamson County. Cool Springs — the office and retail district people mention constantly — is the northern end of Franklin, not a separate town, which confuses almost every out-of-state buyer at first. The practical point is that Franklin is several markets stacked in one municipal boundary: historic downtown, the Cool Springs corridor, master-planned Westhaven on the west, and newer neighborhoods like Berry Farms and Ladd Park on the south. They price and live differently from each other. Decide which Franklin you are shopping before you decide on Franklin.
About 25 to 35 minutes to downtown Nashville on I-65, and that is a fair off-peak number. The complication is that Franklin is long north to south: from Cool Springs you are already most of the way there, and from the south end of the city you are adding real time before you even reach the interstate. Northbound I-65 in the morning is the region's heaviest flow. Hillsboro Road and Franklin Road are the surface routes locals fall back to. If your work is in Cool Springs, Brentwood or Berry Farms, the commute conversation mostly disappears — a large share of Williamson County works inside Williamson County.
Yes, and quite a lot of it, concentrated on the west and south sides rather than near the historic square. Westhaven, Berry Farms and Ladd Park are the master-planned community names that come up most. On the commercial side, Ovation and Aureum at Cool Springs are the projects reshaping that end of the city. One thing worth saying plainly: a builder's on-site agent represents the builder. Having your own agent walk the first visit with you — before you sign a registration card — is the whole ballgame on a new build, and it is little or no cost to you; how it is paid is settled per offer, in writing.

Zoning is set by address, not by subdivision name, so the district's own school-locator tool is the only answer that holds for the specific house you're looking at.
